This policy explains how this site handles information collected through rycolston.com and its subdomains, including this one. The site is operated by Ryan Colston, a Realtor and team lead at Orchard (Listing Legends team), licensed by TREC.
If you go on to list or work with Ryan Colston or the Listing Legends team, your listing agreement or client agreement may include additional terms specific to that relationship. This policy covers the public website only.
We do not knowingly collect more than we need to respond to your home-value request, run the newsletter, and follow up about a potential listing.
This site displays photos of previously sold homes using the Google Maps Platform Street View Static API. These images are requested live from Google each time the page loads — we do not download, store, or host any Street View imagery ourselves. Google's own Privacy Policy and Google Maps Platform Terms of Service govern how Google handles requests made to load these images, including any technical data (such as your IP address) sent as part of that request.
Property addresses shown alongside these images are limited to street name, city, and state — house numbers and ZIP codes are never displayed publicly.
We do not sell your personal information, and we do not share it with third parties for their own marketing purposes.
We share information only with the service providers that help us run the site — for example, our email/newsletter provider, our hosting provider (Cloudflare), and Google (for the map imagery described above). Each processes information on our behalf and under their own privacy and security terms.
We may also disclose information if required by law, or to protect the rights, safety, or property of Ryan Colston, the Listing Legends team, or others.
We keep your information for as long as we need it to respond to your inquiry and, if we work together, to complete that engagement — and for a reasonable period after, to meet our legal, accounting, and record-keeping obligations. If you ask us to delete your information and we have no legal reason to keep it, we will.
You can ask us to access, correct, or delete the personal information we hold about you at any time. Email ry@rycolston.com and we will respond promptly.
If you no longer want to hear from us, tell us and we will remove you from future outreach.
This site is intended for homeowners and is not directed at children. We do not knowingly collect information from anyone under 16.
We may update this policy from time to time. If we make material changes, we will update the effective date at the top of this page.
