These terms govern your use of this site. By visiting the site, requesting a home value estimate, or subscribing to the newsletter, you agree to them. The site is operated by Ryan Colston, a Realtor and team lead at Orchard (Listing Legends team), licensed by TREC.
If you go on to list or work with Ryan Colston or the Listing Legends team, a separate listing or client agreement governs that relationship; these terms cover the public website only.
This site describes Ryan Colston's real estate services and lets you request a home value estimate, read the newsletter, and see examples of recently closed homes. A home value estimate is informational only and is not an appraisal or a guarantee of sale price. Nothing on this site is an offer to represent you — that only happens once you engage Ryan Colston or the Listing Legends team directly.
The "Recently Closed" section lists real homes sold by the Listing Legends team, with sale prices recovered from internal payout records and cross-checked against other internal sources. Property photos are supplied live by the Google Maps Platform Street View Static API and may not reflect a home's current condition. Addresses are shown as street name, city, and state only.
This site is intended for homeowners and prospective sellers. You must be at least 18 years old to submit a home value request or contact us.
Nothing on this site is a promise of a specific sale price, timeline, or outcome. Past sales by the Listing Legends team are not a guarantee of results for your home.
The content on this site — including text, photos, and design — belongs to Ryan Colston and may not be copied or distributed without written permission. Street View imagery is owned by Google and used under Google's Maps Platform Terms of Service.
The site is provided as-is. To the fullest extent the law allows, Ryan Colston is not liable for indirect, incidental, or consequential damages arising from your use of the site. Nothing here limits liability that cannot be limited under applicable law.
